After we got the keys to our new house and walked in for the first time, my husband commented that there was a moldy mildewy smell in the house that we never smelled with the previous owners belongings still in the house. Once we got to the bathrooms and started looking around we think we found where it was coming from. The vanities had some obvious water damage on the inside that we never noticed (there has got to be something about first looking at a house you're in love with, you never notice this little stuff till it becomes yours!).<br />

I was planning on trying to paint the old vanities white, but once we saw there was some water damage, we decided we didn't really want to put our brand new quartz counter top on old vanities. The previous owners had the tile floors done in the bathrooms, and though it wasn't my first choice, it looked okay enough and would go with my decor choices. The vanity lights also needed to be changed out. Though I wasn't crazy about the doors on the tub, I love the mirror and decided we should keep them. So we got to work removing the hardware and vanity. We even removed the pea trap because we discovered another awful smell when we took the faucet off (just a good thing to replace in my opinion).<br />

Look at that wallpaper! The one thing we realized when we were looking at the house with the realtor was that the texture in the bathrooms and kitchen did not match the knockdown texture in the rest of the house. It was grainy and inconsistent. Our realtor mentioned that it looked like there was wallpaper on the walls which was removed, but no texture was put up before painting. He was exactly right. My husband sprayed texture from a can in this bathroom since the areas to paint were so small. While it definitely helped the appearance of having texture on the walls, we are still undecided about the quality of the texture itself. It may be soft in some areas, there are a couple of areas where a chunk of texture came off very easily even after painting and drying. We'll need to see how it stands up over time and wear. Something else you'll notice is that the tile was only done up to the vanity, which may cause issues with leveling our new vanity since it is a little wider than the old one.<br />

We went with a 2 cm thickness, the 2 inch back splash, and the free partially beveled edge. I love how it came out! We also painted the medicine cabinet white and framed the mirror in white trim. We found out that the counter top installer charges per hole after 4 holes, I believe $295 per hole. We really wanted under mount sinks and wide set faucets, but decided we din't want to pay for that many holes. So we went with Kohler Drop-in sinks:<br />

I love it too, mostly. I love the way it feels beneath my feet, and how it helps absorb sound in a room. The carpet in the house was green and had been home to a dog previously so we decided it may be a good idea to replace the carpet in our new home before we moved in. Obviously if you can, it's nice to get this done before there's furniture in the house so nothing has to be moved or disturbed in my opinion. Pictured right is a pretty good example of how green the carpet was. The entryway tile is a wood-look tile, which actually looks good with the green. I love the tile so I wanted to make sure that we found something that would go well with it. <br />

I loved the warmness and how well it complimented the tile. I was a little worried about how it may look with grey accents, (I LOVE grey) but decided I would cross that bridge when I get there! One thing that we knew for sure was that we wanted the best carpet pad they had available. We wanted extra padding for added comfort. At the particular store we were at, it was a half-inch foam pad:<br />

We've gotten a ton of compliments on how comfortable the carpet is. We love it. Just like the paint, I feel like the carpet has helped to really transform the space and make it more inviting. <br />

We decided that we wanted to mount our 60" Sony flat screen above the fireplace. We noticed that in all of the realtor pictures, the previous owners had TV stands in front of the fireplace for their TV. And we did our research to find out all of the reasons against mounting above a fireplace to make sure we wanted to do so. The heat and soot are two good reasons not to mount your TV above the fireplace if you plan to use your fireplace often. We, however, live in South Texas and our winters aren't very harsh so we felt pretty confident in our decision. We knew that given the configuration of the room, it was the most logical decision and I didn't want to face our couches any other way. Never having had a fireplace in a home before, I absolutely wanted the fireplace to be the focal point of the room.<br />

We discovered that the studs in the fireplace behind the drywall were not consistent, There was one stud just to the right of the middle, and no others except outside of the recessed area. My husband bought a 2x12, textured and painted it with Wool Skein to match the rest of the wall. Then cut it to fit inside the recessed area. Then he used long screws (2 on each side, top and bottom) to secure it to the studs on the side, and then attached the mount to the 2x12. He also used 2 lag bolts into the one stud we found in the middle, JUST to be on the safe side. This was the only way we were comfortable with mounting a TV that large. It look a little modification but we got it done! Then he ran electrical from a light switch that is on the wall on the side of the fireplace and put an outlet behind the TV. He also ran CAT5e and coax to plates behind the TV as well.<br />

Lucky for us, we have that cubby beside our fireplace so we were able to cut a small hole in the top of it so we could see what was going on up there. The stud finder really had us scratching our heads since the studs weren't consistent. It was alerting on some areas that weren't actually studs and it really helped to be able to see in there without cutting a huge hole in the wall!<br />

I would definitely recommend that if you plan to mount your TV above your fireplace, or on any wall for that matter, know what you're dealing with. And if you don't feel comfortable with the project, hire a professional! We consulted one on this project and confirmed our plans to make sure this was an acceptable method. Know that there will not always be studs available to attach to, and a Plan B may be needed.<br />

There were a few design choices that we'd like to change to better work for us. The previous owners were sweet enough to leave their old paint remnants in the garage for us, which saved a TON of guesswork on what colors or types of paint they used. That was an absolute lifesaver. We also had plans to replace the carpet and we definitely wanted to get the paint done before the carpet was installed to make things a little easier.<br />
(PS, we also needed to make sure the paint was DRY before the carpet guys came in!)<br />

First of all, there was one large accent wall that we knew we wanted to cover in the living room. I definitely knew that I didn't want to keep this orange, but I didn't exactly want to paint the whole living room. Luckily, all I had to do was go out to the garage and find the can of paint used on most of the living room walls.<br />

We were also worried about the high ceilings. We didn't know if we'd need a scaffolding to get up there, but our little giant ladder was just tall enough to get up there to reach the high spots thank goodness! We bought ours from Costco and LOVE it.<br />

This is a 3 bedroom 2 bath single story home with a small office space off the living room. There's also a Florida room in the back and hot tub which I think was the main selling point for my husband! It was built in 1986 and we know that there were at least 2 previous owners. The most recent owners made some great upgrades to the home and we are looking forward to continuing where they left off. The inspection came out very good, and we already had big plans to start as soon as we got the keys. <br />

We're having to put a new roof on this mobile home renovation. We won't be completely tearing off the old roof, we'll just be putting a new roof over the top of the old one. And the reason for our haste is because with the recent rains that we've had, we discovered leaks coming in through the roof. In all of our replacing of rot, tearing out and re-framing of the interior and exterior walls, the roof has flexed so much that things just aren't as sealed and connected as they were before we started. We knew this was coming from the beginning, we were hoping to be able to do it later but with these new leaks we decided that before we put new materials on the walls like insulation and drywall we should probably fix the leak situation. We definitely don't want for any of our new materials to get ruined because of leaks! <br />

The first step was to set a 2x4 ridge on the peak of the roof. As you can see, these are blocked with small cuts of 2x4 to connect each piece together. We used 3 inch ring shank nails. We used 10 foot 2x4's, and the ridge took about 8 2x4's.<br />

These rafters were placed directly on top of the existing rafters in the ceiling of the house. We used the same 3 inch ring shank nails to nail these rafters through the roof into the existing ceiling rafters. Since the existing roof metal was in such bad shape, not all of the new rafters were able to sit flush, as you can see the gaps above. So 6 inch lag screws were used on every other rafter to screw them into the top plate of the exterior walls. This is to ensure the wind doesn't budge our new roof. These rafters are set roughly 2 feet apart to match the existing rafters in the ceiling but not every rafter was exactly 2 feet apart. We used roughly 80 10-foot 2x4's for the rafters. The overhang you see above will be trimmed in the end to accommodate fascia board, but we plan to leave about a foot overhang to help with water runoff.<br />

The notch pictured above was cut in every rafter in 4 spots to support the furring strips. These cuts made the job very time consuming. A miter saw was used to make these notches. We went with 1x3 furring strips to save on cost. <br />

And above you can see the overhang after it was trimmed, and fascia was installed. This is just added protection for the rafters from moisture. The fascia was made out of 14 foot 2x6's. A router was used to cut a groove for the soffit.</div>

We used 50 sheets of 9 foot R-Panel to cover the roof, 25 sheets on each side. They were fastened to the furring strips with metal roofing screws. Close to 1,000 screws were used. Each sheet of metal was fitted from the bottom up using a piece of 2x4 to get exactly 1 1/2 inch overhang past the fascia, to help with water runoff. Each sheet of metal has to be screwed down to the furring strips, so for that reason, and for safety purposes, it's best to only put in place a couple of sheets at a time while you are screwing them in. This will help you to keep track of where the furring strips are as you are putting in your screws.<br />

There are 2 plumbing vents, 1 in each bathroom that sticks up out of the roof. Holes had to be cut in the metal to accommodate these. We used a rubber flashing to seal these vent pipes to protect against leaks. They applied a bead of silicone at the bottom of the boot and put in lots of screws to hold in place.<br />

And here is the house after the new roof. In total, it took about 10 days to install. We love the way our new roof looks! And best of all, we have added piece of mind that we shouldn't have any more leaks (we'll have to wait for a good rain to check!), and HOPEFULLY it'll help with our electric bill. We're putting a lid on this mobile home renovation a little at a time! <br />

Before the renovation the water heater was in between the 2 spare bedroom closets, which was taking up much needed closet space from our little girl! So we tore out the old water heater, re-framed the closets to make them bigger, and re-routed the outside plumbing to come into the new pantry/utility room in the addition. <br />
We used 1 inch PVC from the well to this point, then reduced it down to 3/4 inch PEX with a ball valve. We're told the ball valve is more reliable than the gate valve, allowing more control to stop flow. <br />
We decided to go with PEX because it was cost effective, flexible, and fast to roll out. This made the project easier, especially in a mobile home. This also meant TJ got to buy more tools! In order to install PEX you have to have special crimpers for installing the fittings. <br />

There are pipes laying on the ground right now because they come up into the house from the floor, then run up through the walls where it's needed (utility room, kitchen and 2 bathrooms). These pipes will eventually be strapped down to the ground which should provide warmth and ease of access later on. <br />

Since we are plumbing in a mobile home I believe it makes things so much easier to be able to run plumbing up from the floor directly to where we need it while leaving the majority of the pipes under the house. We've discussed adding small access panels in a few areas to be able to access the plumbing for the showers/tubs from behind in case of problems in the future. The majority of this plumbing job is done! This means our little mobile home renovation is still moving along! </div>

One of the first things we had done was have the well pipe replaced from galvanized steel to PVC. Several years ago we replaced the tank which didn't fix our issues (the submersible pump was replaced as well). We also decided that we would replace all of the pipe in the ground leading from the well to the house. TJ rented a trencher and installed and buried the pipe. <br />

The trencher cost him about $100 for a day. He trenched from the well to the house, with a few detours off of that to the back of the house for a garden water faucet, and the front of the house for a water faucet out there as well. He also trenched from the well to the electric pole so that we could properly bury the romex for the power cable for the pump. We don't want to be hitting that with the lawn mower anymore!</div>

I'm definitely going to want a faucet close to the garden, and the front faucet will be great for watering grass and plants. Since we're running a completely new plumbing system, TJ will have a plumber friend help him to make sure everything gets done right inside and out. One of my big concerns with all new pipes, etc. is to make sure that we get enough water pressure in the house. We may have spoiled ourselves a little bit by living a few years in the city. You can definitely take things like good water pressure for granted!</div>

I'm super stoked about our new water pipes! Eventually I'd like to look into maybe changing out our well pump with an above ground solar powered pump and a large secondary storage tank. It would be super cool to have a decent water reserve and not have to pay for electricity to power the water pump! But those upgrades will need to wait, I'm just glad to be getting plumbing in the house! That means our mobile home renovation is progressing! </div>

Our next big project is to replace the windows and doors! This has gone hand in hand with the framing and subfloor project TJ's been working on. Our plan was to replace every window in the house with new double paned vinyl windows. Just about all of the windows in the house have been leaking and we definitely need to solve that problem before we put in new frame, drywall and siding. <br />
But here's one of the things I'm most excited about, our new sliding glass door out to the back porch and yard!<br />

Since the old back door is now leading out to the addition, we decided a sliding glass door would be great. We've heard bad things about putting these in mobile homes, but we decided we're going to take our chances on this one. There used to be a window here so that's one less window we'll have to buy. And the amount of light this will allow is very much needed. This house was pretty dark before, especially in this back utility room area. Now we'll need to find some windows to put in the addition, but this can be done later.<br />

I love this new front door! It allows just enough privacy but allows a little light in at the top. I'm so excited to have a more sturdy door there, and once we put siding on the house the front will look super sharp!<br />

We're really excited about our new windows. Hopefully they'll last a reasonable amount of time and will help our electric bill in the process. We had to go to a mobile home supply place to get these. There's only 1 window in the house we will leave for now, and that's the small window in the master bath. It hasn't leaked so for time and money's sake we'll probably just replace it later. <br />

We relocated the living room window from right next to the front door to the left just a few feet. We didn't want the window leading out to the porch for light and security reasons. Once TJ cut the new window in he knew it was the right decision because of all the new light coming in. <br />

Oh, and replacing the windows!<br />
TJ decided to just go ahead and tear down the old framing on all of the interior walls and replace them. They were all 3x2 anyway, and most of them needed to be re-framed in order to either widen closets or move doorways. We also still needed to frame in the walls of the addition. When a mobile home is built, the flooring is put down before the walls are put into place. And the walls go into place with drywall or paneling already attached to the frame (typically). We also found that not all framing was lined up with floor joists, which apparently is another no-no. Maybe it's not that big a deal in a mobile home, but we decided to make sure everything was done right and built sturdy. <br />

The subfloor in the master bathroom had to be repaired at the wall. When TJ tore down the wall and cut the subfloor he saw the wall wasn't even lined up with a joist so he framed the wall about 3 more inches out to line it up. I'm definitely not complaining about a little more space in the bathroom! In the 2nd picture you can see the new subfloor patch, the new framing and the spot where our new soaker tub will be going. <br />

The above picture shows the new frame for the kitchen/master bedroom wall. Previously the doorway was on the left side, and we needed to move it to give the kitchen more continuity. We'll have a complete 10x10 L shaped kitchen now, and will not have to enter the bedroom in the middle of it. This is going to be great! </div>

The first picture above is showing the rot and mold in the frame of the guest bathroom. This all had to be ripped out and replaced. The whole subfloor in the bathroom and the frame on both exterior walls needed to be replaced. We believe the toilet had a water leak, and we know that the fan/vent in the ceiling was leaking. </div>

Here's the subfloor and frame replaced, and OSB put up on the outside. Looks so much better! We also didn't put the window back, we'll be putting one in but slightly moving it over towards the kitchen. <br />
Looks like our little mobile home remodel is coming along! We're pretty stoked but are certainly feeling the burn of being in the middle of a remodel with so much to do and not enough hands to get it done as quick as we'd like to! But now that these repairs are completed, hopefully things will start moving quicker.</div>

Now that we've gotten just about all of the demo out of the way, next up is our addition. The addition was planned to run along the backside of the master bedroom, bathroom and former utility room/back door. We planned to use it as a large master closet, an office, and a washroom/pantry/utility room with a covered porch on the end that leads out to the back yard. <br />

We needed to get the addition done before anything else because we planned on moving the water heater out into the new utility room and therefore we can't run plumbing until that is in. <br />

The dimensions of the addition are 24/12 interior space and a 10x12 covered porch to the back yard. This extra space is badly needed. The home before didn't have a true pantry, I just used a couple of cabinets for food storage. <br />

We intended on using shingles for the roof but the pitch wasn't great enough for shingles so we went with metal instead. Eventually it would be nice to replace the whole roof with new metal. <br />

We'll be building interior walls and customizing the pantry with a washer/dryer platform, a platform for the water heater, and shelving. I also can't wait to do some customization in the closet as well. We'll be re-tasking some of the good windows from the main house to the addition as long as they aren't leaking. The next step is to frame the walls on the inside of the addition, and continue frame and subfloor repairs in the rest of the house. This mobile home remodel is starting to come along! </div>

The drywall panels on the exterior walls had more glue than staples, and where we were able to cut the panels off of the interior walls in larger sheets, that wasn't possible with these. They had to come down in crumbles. Not fun! It created a LOT of dust and mess. But we have confirmed that the exterior studs are 2x4 which is good. The only thing left to do here is to get those studs cleaned off from the remaining drywall remnants, glue and staples, then we'll be ready to insulate and run our cables! <br />

There were some things we ran into in the walls that have been somewhat of an eye opener for me. The outside is sided in sheet metal, and over the years there have been holes cut and damage from trees. Every time there was a utility installed, there was a new hole cut in order to run cables into the house. Here's a great example of a slash in the siding (probably from a tree) and a phone cable coming into the house. Not sealed at all! <br />

I have no idea what he was or how he got in, but I can't even believe he was there! Holy Cow! Luckily the insulation that was there helped mask the smell. This house is about 16 years old and I can't believe how much deterioration has happened in this time. Hopefully with the repairs we're doing and the quality materials we're putting in, it'll give us another 20 good years before we have to do any major renovation on this mobile home. </div>

I knew this one was going to be a problem but wasn't able to fix it. This is a result of water running down the wall because the outside "gutter" system hardly ever got cleaned out.</div>
So the water streamed down the house for years and ended up rotting the framing, wall panel, insulation and subfloor. There's a similar spot at the front door because of the same problem. <br />

I was able to see the water rings indicating that there had to be a leak somewhere. Luckily we're replacing the whole ceiling! We've been waiting for this for quite a while. And, it marks the point of absolutely no turning back. We've already been in this phase for a couple weeks off and on, and its taking FOREVER. But we've been in the interior walls and would like to share some of what we've found so far.<br />
TJ's first order of business was to knock out 2 of the interior walls in the kitchen and living room areas to make an open concept living space. <br />

There was a wall from the center stud that separated the kitchen from the utility room. That is gone and we're also moving the master bedroom door to the other side of the room near the electrical breaker box. We've discovered that the internal studs are 2x3. You can also tell where the walls were built on the ground and then put together, which is okay but there was a lot of wasted space because of it.<br />

The walls appear to be some type of drywall that is prefabbed with wall paper, and those sheets are glued to the studs with staples and trim nails to hold them together until the glue dries. <br />

As you can imagine, this takes some time to clean. TJ found a way to use his grinder to grind the nails, staples and glue off. It's eating up grinder blades but it seems to be the quickest way to get it done. We need these studs as clean as possible to hang new sheetrock.<br />

In the master bathroom there was a large soaker tub at the end and a wall that jetted out from the exterior wall. I never really thought twice about why it was there or what it was for.<br />

So we just got rid of that little wall. All it was there for was to make the tub fit in the space. We will be putting a longer soaker tub there that will fill the space **happy dance**. <br />

This is in between the 2 spare bedroom closets. The linoleum is where the hot water heater sat. We will be moving the water heater to an addition, where all of the plumbing will be in coming into the house. This will also allow us to make bigger closets. </div>

Here is the carpet in the master bathroom. Can you tell where it's faded from the sunlight coming in the window? Note to self, never use a dark colored carpet! And the awful rust stains in the sink from the rusty water. It didn't matter how often we cleaned the sinks and tubs, the stains would come back way too soon. And what about that wallpaper?! That fantastic blue green and red was in both bathrooms and the kitchen. I'm not going to miss that floral pattern! </div>

things he wanted to do was build a covered front porch.<span style="mso-spacerun: yes;"> </span>The porch cover should help to keep the
doorway and subfloor dry and considering the current state of the entry way,
we’re going to need protection from the rain.<span style="mso-spacerun: yes;"> I'm ALSO hoping with mats that it will help us keep dirt from coming in as easily on our feet.
</span>It’s 16’x8’ and consists of 1”x6” decking and the framework is made of
2”x6” boards.<span style="mso-spacerun: yes;"> </span>The posts are 4”x4” and
sit on concrete footers, and the roof is corrugated tin.<span style="mso-spacerun: yes;"> </span>They put 8” flashing under the drip rail in
between it and the roof of the porch.<span style="mso-spacerun: yes;"> </span>We
haven’t built new stairs yet but the porch is beautiful!<span style="mso-spacerun: yes;"> </span>We believe that minus the tools, the
materials probably cost us around $1,200-$1,500.<span style="mso-spacerun: yes;"> </span>TJ and Mark built this porch and cover in 3
days.<span style="mso-spacerun: yes;"> </span>We still need to build the stairs

sealer for any small cracks or pinholes. Hopefully it helps to reduce energy

Roofers Choice Mobile Home Aluminum Coating.<span style="mso-spacerun: yes;">
</span>This comes in a 5-gallon bucket and is only supposed to cover about 250 sq.
ft., but TJ only used 1 bucket for the whole roof.<span style="mso-spacerun: yes;"> </span>He will go back later and apply a 2<sup><span style="font-size: x-small;">nd</span></sup>

decisions on colors and types of flooring, TJ had the realization that we
should probably get the Mobile Home re-levelled before we even start.<span style="mso-spacerun: yes;"> </span>We definitely didn’t want to be trying to
install new cabinets and not be able to get them straight because the house
wasn’t level.<span style="mso-spacerun: yes;"> </span>I hadn’t had it
re-levelled since the house was originally set 16 ½ years ago so it was

and give him an estimate.<span style="mso-spacerun: yes;"> </span>He put a level
on the house and immediately found that it was about 6 inches off from front to
back.<span style="mso-spacerun: yes;"> </span>TJ asked him if it was a good idea
for us to put more blocks under the trailer and he said absolutely, yes.<span style="mso-spacerun: yes;"> </span>He said that when the trailer was set in ’99,
the standard distance between blocks was 8 feet, but since has changed to 6
feet.<span style="mso-spacerun: yes;"> </span>We felt like it would make the
house feel more sturdy from the inside as well, so we agreed to the re-level
and to add more blocks.<span style="mso-spacerun: yes;"> </span>We bought the
extra blocks and he charged us $600 to do the job.<span style="mso-spacerun: yes;"> </span>We felt it was well worth it and gave us even
more piece of mind to go into our remodel.<span style="mso-spacerun: yes;">
</span>He also alerted us to a leak in the guest bathroom area that we had no
idea was even there, and that will definitely help our planning for later on.<span style="mso-spacerun: yes;"> </span></span><br />

<span style="font-family: "calibri";"><o:p>In order to get the re-level and extra blocks done they also had to take down the old skirting, which was ratty and falling down anyway.<span style="mso-spacerun: yes;"> </span>We have no idea what we want to replace it with.<span style="mso-spacerun: yes;"> </span>Since the house isn’t sitting on a pad I don’t think it would be a good idea to do rock or use any other permanent materials which is a bummer because that actually would make it look more like a permanent structure and a home.<span style="mso-spacerun: yes;"> </span>We'll need to find something that will help to insulate the bottom of the house for energy purposes, but not be too permanent.<span style="mso-spacerun: yes;"> </span>I guess we’ll just have to keep looking!</o:p></span><br />

<span style="font-family: "calibri";">The water well on the property is around 30 years old.<span style="mso-spacerun: yes;"> </span>My parents had it drilled when I was 5 or
6.<span style="mso-spacerun: yes;"> </span>We never had any issues with the well
but as us kids grew up our dentist let us know that there was too much fluoride
in the water we were drinking. Too much fluoride in your drinking water has
various effects, one being that it will weaken the enamel of your teeth and
give way to unsightly brown or yellowish stains, which dentists refer to as
Fluorosis.<span style="mso-spacerun: yes;"> </span>Now fast forward to 1999.<span style="mso-spacerun: yes;"> </span>The well had sit for about 5 years with no
use, and I had a new mobile home put on the property.<span style="mso-spacerun: yes;"> </span>New PVC pipes were put in the ground from the
well up to the trailer.<span style="mso-spacerun: yes;"> </span>We turned the
water on and it was rusty.<span style="mso-spacerun: yes;"> </span>It wasn’t
even something you’d notice too much if you poured it in a glass of water but
you’d definitely be able to tell in your sinks, tubs and appliances over
time.<span style="mso-spacerun: yes;"> </span>We didn’t drink or cook with the
water but it was definitely killing our appliances and clothes.<span style="mso-spacerun: yes;"> </span>The pipe inside the well was all galvanized
steel, which had surely rusted.<span style="mso-spacerun: yes;"> </span>The
above ground tank was as well.<span style="mso-spacerun: yes;"> </span>I
replaced the bladder tank about 7 years ago, and now it was time to replace the
pipe with PVC.<span style="mso-spacerun: yes;"> </span>There’s no way we could
do this remodel and still have rusty water so we definitely needed to get it
fixed.<span style="mso-spacerun: yes;"> </span>An old family friend pulled the
well and replaced the pipe with all new PVC (350 feet) for $800.<span style="mso-spacerun: yes;"> </span>As we suspected, the galvanized pipe was eaten
up with rust, and we’re hoping that fixes the recurring rust problem.<span style="mso-spacerun: yes;"> </span>We’ll still need to replace all of the pipe
to the house, and inside of the house because those pipes are too corroded.<span style="mso-spacerun: yes;"> </span>We’re also thinking about installing a good

husband and I have decided to completely gut and renovate a 1999 model 16x72
single wide mobile home for us to live in with our toddler. I purchased the home in 1999 and myself as well as several of my
family members and friends over the last 16 ½ years have lived in it well.<span style="mso-spacerun: yes;"> </span>Over those years we’ve never really done much
maintenance to the home, as is evident by the weak spots in the subfloor and
walls caused by a poorly maintained “gutter system” off the roof that
accumulated leaves, rain, sticks and various debris.<span style="mso-spacerun: yes;"> </span>There are leaks in the vents over the
bathrooms, the floor doesn’t feel or look level whatsoever, and we are very
suspicious of a major leak from the guest bathroom toilet (I kind-of don’t even
want to know).<span style="mso-spacerun: yes;"> </span>Beyond all of that,
myself and various family members have smoked in the home off and on for years
and that has definitely added another layer of disgust for this ex-smoker (I
haven’t lived in the house for the last 3 years).<span style="mso-spacerun: yes;"> </span></span></div>

laminate in a blue marble look.<span style="mso-spacerun: yes;"> </span>The
original carpet is blue, and to add even more awesomeness, the manufacturer put
carpet in the bathrooms.<span style="mso-spacerun: yes;"> </span>The interior
walls are obviously some type of cheap wall board with 2 different styles of
wallpaper depending on which room you’re standing in that both consist of some
sort of floral pattern (of green and blue of course).<span style="mso-spacerun: yes;"> </span>There is a partial wall in the kitchen/dining
area that separates the utility room and back door, and a partial wall that
separates the dining area and living room that functions as a workstation on
one side </span></div>

<span style="font-family: "calibri";">and an entertainment center on the other.<span style="mso-spacerun: yes;"> </span>The linoleum in the kitchen is beyond
cleaning, and is showing a special kind of wear that actually invokes a few
fond family memories (like the time my mother walked away from bacon cooking on
the stove which caught on fire, and in the ruckus to put out, burned a small
hole in the linoleum, but that story and others would probably be best saved
for another post).<span style="mso-no-proof: yes;"> <o:p></o:p></span></span></div>

<span style="font-family: "calibri" , sans-serif; line-height: 107%;">Our plan is to completely
remove all appliances, cabinets, carpet, fixtures, and demolish everything down
to the studs.<span style="mso-spacerun: yes;"> </span>Then we’ll remove the 2
partial walls in the kitchen/dining/living room area to create more of an open
concept. Once we have everthing open we’ll then be able to see what the
interior walls consist of, and make decisions on whether we will add more
insulation.<span style="mso-spacerun: yes;"> </span>We’ll also be able to see
more of the subfloor and determine how much of it will need to be replaced and
figure out what size we’ll need to replace it with. We’ve also decided to move
the master bedroom door from the front<span style="mso-spacerun: yes;">
</span>part of the house to the back part (in thecurrent utility room), so that
we’ll have more continuous kitchen space.<span style="mso-spacerun: yes;">
</span>In doing that we’ll need to re-locate the electrical breaker box from
the utility room side of the wall where it is currently to the bedroom side of
the wall.<span style="mso-spacerun: yes;"> </span>Eventually we’ll put in a new
slider in the dining room area at the back of the house where there is
currently a window which will open up to a back porch. We’ll also be adding a
front porch to help with rainfall leaking in the front door which ruined the
subfloor in that area before. We’ll also be doing some work on the well and
trying to eliminate some rusty water issues we’ve been dealing with for way too
long.</span></div>
